After over four years of work, the City of Woodland’s updated Shoreline Master Program has been adopted and will be in effect on August 29, 2016. The new SMP will have an effect on those properties in the shoreline as well as property within the floodway.
It is important to note that the restrictions of the new SMP apply to new construction/development only. Nothing in the new SMP will cause any existing homes, existing structures, or existing uses to have to cease. Any changes and/or modifications to these existing uses must follow all regulations under the new SMP.
No new development of any kind (including, but not limited to, gardens, play equipment, patios, fire pits, lawns, etc.) will be allowed in the floodway area. The floodway is the channel of the Lewis River and the adjacent land areas that must be reserved in order to discharge the base flood without cumatively increasing the water surface elevation more than designated height. Again, existing uses occurring in the floodway area will be allowed to remain, and must follow all requirements for maintenance and modification in the new SMP.
