2225 Lewis River Road - Quail Meadows Subdivision

The Quail Meadows Subdivision (formerly known as Heron Meadows) is a 31 lot subdivision of 8.35 acres in the Low-Density Residential zoning district. Lots range in size from 7,200 square feet to 10,769 square feet and includes the extension of both Spruce Avenue and Salmon Street.

In December of 2023, the applicant asked for an administrative variance to allow for increased lot coverage to accommodate single-story homes in the approved subdivision. Due to the zoning type, lot coverage includes the driveway and walkways as part of the 50% lot coverage calculation. Because the proposed homes will be single-story homes designed without stairs for "empty-nesters", the home styles will need additional lot coverage.  

Staff will be reviewing the request and expects to issue a decision by the end of December 2023.
